Whats "Different" about Veritas? All agents are the same!

No. We approach each transaction as unique. For some the priority is speed. For others its price. Some want discretion, others mass market. Sometimes its a combo - those are really tricky. What is your sales sale commission?

We have 2 different payment plans. A success only fee of 1.5% + vat or a second more alternative approach: a lower fee of 1% +vat where half is payable upfront, and the other half on a successful exchange.
Why 2 structures?
Both are in some way only due on success but in success only, we carry all the cost and risk of marketing and the vendor is free to change their mind and not sell at any point. This leaves the agency out of pocket for both cost and time. This risk of loss means we have to change a risk premium. Other agents wont tell you this, but thats why fees are what they are.
The lower cost is with a reduction in risk premium. The vendor still has the ability to change their mind, but now the cost of that is not bourne by the agent, so we are able to offer lower pricing. Risk goes down, price goes down.

What are your Lettings & Management fees?

We offer 2 simple choices: Tenant Find where we source a high quality tenant, vet them, set up the tenancy, hold the deposits in the relevant government schemes and collect the rent; all for 10.8% + vat of the annual rent.

Our Let & Manage service is where we do all the above, plus look after your property with our spectacular management service. All for 15.6% + vat.

What’s the average time to sell a house?

This greatly depends on the situation. A sale to someone in a chain could take considerably longer than a non chain. A mortgage buyer takes longer than a cash buyer. Typically, the buyers we see are chain free but with a mortgage so, lender dependant, it often takes between 3 - 6 months from start to completion.
