Because high-value property deserves more than a high-street approach. At Veritas Estates, you deal directly with an experienced advisorânot passed from junior to junior. No bloated teams, no generic marketingâjust sharp strategy, personal service, and results tailored to the calibre of your property.
We have 2 different payment plans. A success only fee of 1.5% + vat or a second more alternative approach: a lower fee of 1% +vat where half is payable upfront, and the other half on a successful exchange.
Why 2 structures?
Both are in some way only due on success but in success only, we carry all the cost and risk of marketing and the vendor is free to change their mind and stop marketing at will (subject to some terms). This leaves the agency out of pocket for both cost and time. This risk of loss means we have to change a risk premium. Other agents wont tell you this, but thats why fees are what they are.
The lower, alternative cost is a reduction in risk premium, so a reduction in your fee too. The vendor still has the ability to change their mind, but now the cost of that change of mind is not carried by the agent, so we are able to offer lower pricing. Risk goes down, price goes down.
We offer 2 simple choices:Â
1. Tenant Find where we source a high quality tenant, vet them, set up the tenancy, hold the deposits in the relevant government schemes and collect the rent; all for 10.8% + vat of the annual rent.

2. Our Let &Â Manage service is where we do all the above, plus look after your property with our spectacular management service. All for 15.6% +Â vat. This is not only the best value proposition but also likely to get earn you a higher rental rate as typically tenants prefer managed properties to give them peace of mind and pay a premium for it.
This greatly depends on the situation. A sale to someone in a chain could take considerably longer than a non chain. A mortgage buyer takes longer than a cash buyer. Typically, the buyers we see are chain free but with a mortgage, lender dependant, it often takes between 3 - 6 months from start to completion. This varies massively based on complexity - buying in a trust, selling from an offshore company, etc.. all adds to the timescale but its something we are familiar with and can handle with ease.
Depends on the season but lettings tend to be much faster than sales. The exact timing is also subject to market conditions but 1-2 months is quite typical from engaging with us to having a tenant sign a tenancy.
